Registering a property in Delhi used to mean navigating a maze of paperwork and long queues. Thankfully, those days are fading. The process has moved online to a single, unified platform: the National Generic Document Registration System, or NGDRS.

This guide will walk you through everything you need to know about using the NGDRS Delhi portal (ngdrs.delhi.gov.in). Think of it as a friendly manual to help you get your property registered smoothly, from creating your account to preparing for your final appointment.

What is NGDRS Delhi and Who Needs It?

NGDRS is an online system designed to make property registration simpler, faster, and more transparent. It’s part of a national initiative called “One Nation, One Software,” which means the same core system is used across many states, but with rules specific to Delhi.

If you are buying, selling, or registering any kind of property deed in Delhi, you will need to use the NGDRS portal. It has replaced the old DORIS system, which is no longer active for new registrations. The platform is now live in all 22 Sub-Registrar Offices (SROs) across the city.

The main goal of NGDRS is to reduce fraud and bring everything into one place—from calculating your property’s value and stamp duty to booking your SRO appointment online.

Before You Start: What to Keep Handy

Getting your details together beforehand makes the registration process much smoother. Here’s a quick checklist of what you’ll need to create your citizen account:

  • A valid 10-digit mobile number: This is crucial for receiving One-Time Passwords (OTPs) for login and other notifications.
  • A personal email address: For communication and account recovery.
  • Your address details: Including building name, street, city, and PIN code.
  • An ID Proof: Have one of the following ready: PAN Card, Driving License, or Voter Card.
  • A Hint Question and Answer: For password recovery, you’ll need to choose a question (like “What is your pet’s name?”) and provide an answer you’ll remember.

Step-by-Step: How to Register as a Citizen on NGDRS Delhi

Creating your account is the first step. Follow these instructions carefully, paying close attention to the button names and password rules.

  1. Go to the Official Portal: Open your web browser and navigate to the official NGDRS Delhi website: https://ngdrs.delhi.gov.in/.
  2. Find the Registration Link: On the homepage, look for the Citizen section and click on the Register link.
  3. Fill in Your Details: You will now see the Citizen Registration form. Fill out all the fields marked with a red asterisk (*), as they are mandatory.
  4. Choose a Username: Enter a username you’d like to use. This is a two-step process:
    • First, type your desired username in the Username* field.
    • Next, you must click the Check Availability button next to it. The system will tell you if the name is available. You can only proceed if it is.
  5. Create a Secure Password: Enter your password in the Password* field and then again in the Confirm Your Password* field. The password must follow a specific policy to be accepted.
    • Password Policy: It must contain at least one uppercase letter (A-Z), one lowercase letter (a-z), one number (0-9), and one special character (like @, #, $).
  6. Enter the Captcha: Look at the image with characters, type them exactly as you see them into the Captcha* box, and click the Submit button.
  7. Success! If all your details are correct, you will see a success message on the screen confirming that your account has been created. You can now log in and start the document registration process.

Common Problems and How to Fix Them

The NGDRS system is very strict to prevent fraud, which means some things can’t be easily undone. Knowing the rules can save you a lot of trouble.

Warning: You Cannot Edit After Submitting

This is the most important rule of NGDRS. Once you complete your data entry and click the final Submit button, your document is locked. You cannot change any details yourself—not even a small typo.

  • What to do: If you find a mistake, you must contact the Sub-Registrar’s Office (SRO) where your appointment is booked. Ask them to “revert” the document. This unlocks it, allowing you to make corrections. This is entirely at the SRO’s discretion, so act quickly.

Appointment Reschedule Limit: You Only Get 3 Chances

The system allows you to book an appointment and then reschedule it two more times, for a total of three slots.

  • What to do: If you miss your third appointment, the system will lock you out permanently. The SRO cannot help you. Your only option is to appeal in person to the District Magistrate (DM), who may grant one final chance if your reason is genuine.

“E-Stamp Certificate is Used” Error

This error usually happens when you enter your e-stamp number into a test token and then try to use it again on your final token. The system “locks” the e-stamp to the first token number to prevent reuse.

  • What to do: Log in to your NGDRS account, find the old or incorrect token number mentioned in the error message, and go to the payment section. Delete the e-stamp details from that token. This will unlock it, and you can then use it on the correct document.

“Payment Not Verified” Error

This often means there was an issue with the fee calculation before you tried to pay.

  • What to do: Double-check that all your property details are correct and use the portal’s built-in calculator to determine the exact fee amount. Any mismatch can cause the payment verification to fail.

When and How to Contact the SRO or DM

Knowing who to contact for which problem is key.

  • Contact the Sub-Registrar’s Office (SRO) for:
    • Correcting mistakes in a submitted document (ask for a “revert”).
    • Issues with an e-stamp locked to the wrong token.
    • Changing your SRO location (Warning: Doing this will delete all your payment details).
  • Contact the District Magistrate (DM) for:
    • Requesting a final appointment chance after you have used all three of your reschedule slots.

Staying Safe Online: Privacy Tips for NGDRS

Your property documents contain sensitive information. Follow these simple tips to keep your data safe:

  • Check the URL: Always make sure you are on the official Delhi NGDRS site: https://ngdrs.delhi.gov.in/.
  • Never Share Your OTP or Password: Government officials will never ask for your login details. Keep them to yourself.
  • Use a Secure Network: Avoid using public Wi-Fi for property registration. Use your home or a trusted network.
  • Beware of Touts: The NGDRS portal homepage itself warns users to “Beware of touts!”. The system is designed for you to use directly, saving you time and money.

1. What happens if I make a mistake in my property details after clicking submit?

You cannot edit the details yourself. You must contact the Sub-Registrar’s Office (SRO) where your appointment is booked and request them to “revert” or unlock your application. Do this as soon as possible before your appointment date.

2. How many times can I change my appointment date? What if I need one more change?
